The large north facing outdoor lounge area connects seamlessly with the kitchen and living areas through the use of large sliding glass doors. By taking into account both the prevailing breezes and the winter sun angles the outdoor space remains cool throughout summer, and sunny and warm throughout the winter months. &nbsp;The large wrap around verandah connects all rooms to the outdoors whilst retaining privacy from each other. By moving the kitchen from the middle of the house to the rear we were able to create a large open plan living, dining, kitchen area that flows onto a back deck and from there down to the backyard. A second quiter family room was created at the front of the house, perfect for entertaining. The addition of an upper floor with raked ceiling, ocean views and north facing full length deck will convert this into a stunning space. Both levels capture extensive ocean views and prevailing breezes.
